Landlords
Here at Farrer Monaghan we pride ourselves on the level of service we provide for our clients. We offer two different services, giving you the Landlord the option as to how involved you are with your rental property.

Tenant finder
We will help you find a suitable tenant, reference check them and draw up the Tenancy Agreement, then from the date of the agreement, the rent collection and maintenance of the property is dealt with by you the Landlord.
Included in this service:
  • Advertisements on the Farrer Monaghan website and Rightmove.
  • Erect a “To Let” board at the property.
  • Promotion of the property to all prospective tenants via email, telephone or post.
  • Accompanied viewings should they be required.
  • Completion of a full screening of prospective tenants, including checking credit status, obtaining references from previous Landlord’s/Mortgage Lender’s, employer’s and guarantors if necessary.
  • Preparation and signing of the Tenancy Agreement.
  • Collection of the first month’s rent, deposit and any administration costs applicable.
  • Registration of any Bond taken with The Deposit Protection Service, in compliance of the Housing Act 2004, should this be required.

Full Management
We provide the following in addition to the tenant finder option:
  • Arrange and prepare a Full Inventory on the property, whether it be furnished or unfurnished.
  • Informing all Utilities of the change of Tenancy.
  • Collect all rent on a monthly basis, transferring it to you by bank transfer, less our fee.
  • Notifying you the Landlord immediately of any rent payments late or unpaid, following through with appropriate action.
  • Arranging any repairs and maintenance on behalf of the Landlord within 24 hours of them being reported to us.
  • Inspect all properties on a quarterly basis, sending a copy of the report to you, adhering to any repairs needing carried out, up to the agreed limit.
  • Contact you two months prior to the end of the tenancy, seeking your instructions on the renewal of the tenancy.
  • Arrange a full inspection of the property prior to the tenant leaving, using the check in Inventory and noting any discrepancies (excluding fair wear and tear). Sending a copy of the report to you.
  • Arrange any cleaning or repairs to the property, deducting from the Tenant’s deposit Scheme where applicable, using the correct dispute procedure.
We operate on a “No Let, No Fee” basis, which means you don’t pay us a penny until we find you a suitable tenant.
